Villa Sirena Pretty, luxury villa located close to the beach in the beach resort of Roccamare. This exclusive residential estate is just a short drive from the pretty town of Castiglione della Pescaia. The house is accessed by a private entrance gate at the beginning of the estate and then by quiet private roads within the estate. There are views along the beach to the town of Castiglione della Pescaia and to the peninsula of Argentario in the distance. In the other direction, there are views to Rochette castle and the island of Elba.
The villa interiors are light, bright and airy and the owner has included all of the mod cons you would expect with a new house. The furnishings are pale and clean-lined with modern sofas. Wooden four poster beds and marble bathrooms ensure that comfort comes as standard. The garden has been beautifully planted. Evening drinks can be taken on any one of the comfy sofas or armchairs on the terrace. The beach is a few minutes walk from the garden. On the beach there is a pergola to sit under and escape the heat of the midday sun.
Villa Sirena is a perfect base to enjoy the beach resort of Roccamare and the pretty town of Catsiglione della Pescaia (5km)

This is a pretty, modern villa within walking distance of the long sandy beaches that are private to residents staying at Roccamare. The villa has a covered pergola on the beach. The villa sleeps up to 9/10+1 guests in 5 bedrooms and 5bathrooms. There is  outdoor dining, a garden and pretty roof terrace for relaxing outdoors.

ONE LEVEL

There is a gated entrance into a gravel courtyard with parking for 2 cars. There is additional covered parking for 2 cars beside the entrance gate.
Entrance is through a glass door into a hallway. There are cream marble floors throughout and the villa has air con throughout. Off the hall is a guest bathroom with toilet and sink. The hall leads along to an open plan space with a living room that opens onto the patio via large glass doors. Then going through to the right, there is a modern well-equipped kitchen. The kitchen opens onto the garden and outside covered dining area with an adjacent marble sink.  The villa has been furnished with quality items and is brand new throughout.

All bedrooms have en suite bathrooms. All bathrooms are in pretty cream marble.
5 Bedrooms as follows:

• Bedroom 1. Master bedroom with double bed, door to the garden and en suite bathroom with a double sink and a walk in shower
• Bedroom 2. Double bedroom with door to the garden and patio with en suite bathroom with a walk in shower
• Bedroom 3.This room is flexible. It has a daybed (single) but an additional bed can be added to create a twin or it can be used as a living space. This room has an en suite with walk in shower
  

Steps lead up to a slightly higher level where there is:

• Bedroom 4. Master with a 4 poster bed, door to a patio with an en suite bathroom with a bathtub and a shower.
• Bedroom 5. With a separate entrance and accessed from outdoors, off the front courtyard, there is an additional bedroom, which has a lounge area with sofa bed. It has a large glass door to the courtyard. Double 4 poster bedroom with en suite bathroom with walk in shower.
  

OUTDOORS

The garden is planted with herbs and aromatic plants and has a pretty water feature (fountain). There is a large, covered outdoor dining area with adjacent marble sink. To the rear of the villa off a patio,  there is a staircase that leads up to a roof terrace that is furnished in summer. There is a private path to the road that gives access to the beach, which is at approx. 100 mts.
There is also use of a private tennis court at 100 mts.
