Villa Santa Maria is a beautiful, newly built, luxury villa  located on a hillside just outside of the pretty Tuscan hilltop town of Cortona. It is set in a quiet area  just 400 mts from the start of the town centre. It is set in 3 hectares of grounds and has been built using traditional materials. The contemporary interiors have been carefully designed to provide top class accommodation with all modern comforts. The villa has 4 well proportioned bedrooms with deluxe en suite bathrooms and is air conditioned throughout. For larger groups, adjacent to the main villa is a pretty cottage sleeping 4, which has its own garden and pool. Villa Santa Maria is the perfect location for a group wishing to have a relaxing holiday within easy reach of all amenities. Cortona is just a short walk at 400 mts and the owner's restaurant couldn't be handier, at just a stone's throw.

Villa Santa Maria is set out on 3 floors and has a garden with private infinity pool.  The villa has beautiful panoramic views over the valley. Although the villa sits in a country location it is only 400mts to Cortona town centre, which has numerous bars, restaurants, shops etc. making it extremely handy for all amenities

Cortona has become increasingly popular in recent years thanks to the book "Under the Tuscan Sun"  by Frances Mayes and the film with the same title based loosely on the book. We also represent the Villa used in part of the film as Villa Bramasole, which has now been renovated and is available for rent - Villa Sole

Couldn't be more perfect. Sylvia is awesome hostess (and most helpful) and Francesco is an amazing chef (and Golden State Warriors fan). The setting is pure Tuscan and total eye candy. The accommodations were beyond expectations and the location couldn't have been better. Here for a week on a bucket list tour of Italy with 3 other couples - total perfection. Wish we could stay longer. Will be back!

This was a bucket list trip to Italy. The villa was way beyond what we expected. The grounds, the house (new construction so there are modern conveniences including multiple electric outlets!), the VIEWS, the location. Couldn't have been better. Ten minute walk in to Cortona. Easy day trips throughout Tuscany. But most importantly, the hostess and chef, Silvia and Francesco are wonderful, easy to access, accommodating - truly 5 star quality. There were 4 couples and Francesco did a cooking class for our wives and the 8 of us enjoyed a superb dinner, one of the highlights of our stay. Couldn't be happier and would recommend in a heartbeat. We'll be back and hopefully book for several weeks next time.

We stayed at Santa Maria for 4 weeks in April and May of 2015. We were primarily travelling with another couple, and wanted to rent a villa that had extra rooms so friends could visit during our stay. All together we had 9 stay for all or part of our trip at this villa.

The villa is stunning. Sylvia and Francesco spent five years in the building of it, and did an excellent job with the design. The photos on the website are very accurate for the house, but they simply can't capture how breathtaking the view is. It's truly incredible.

The rooms are immaculate and very up-to-date, with large bathtubs and/or showers. The beds were very comfortable. The kitchen was well stocked with kitchen supplies, which was great for us since we cooked most days. Sylvia and Francesco were also kind enough to have some food, beverages, and coffee ready for us when we checked-in so we didn't arrive to an empty fridge. The pool table and Smart TV were nice additions downstairs in the living space, especially for rainy days, and we certainly took advantage of them.

The pool, outdoor eating area, grill, and patio space was fantastic. We spent many late afternoons admiring the view of the Val di Chiana from the pool while sipping on wine, or cooking up some meat and veggies on the grill.

Sylvia and Francesco were truly wonderful. Sylvia has a lot of experience working at five-star hotels, and she really knew how to take care of us. She was very responsive, especially via text message, and paid excellent attention to detail. The tours she set up for us and the recommendations she gave for things to do or visit were spot on.

We did not have the pleasure of having a meal or cooking lesson with Francesco. My wife is a truly superb cook so we didn't feel the need to have someone else cook for us, or to have a cooking lesson. However, looking back we wish we would have had him cook for us at least once, probably the day we arrived. By all accounts he's an incredible private chef, even being featured on television shows and such. And not having to cook for ourselves or clean ourselves up and run into town for dinner that first night we arrived, would have been really nice.

Additionally, Francesco's parents, Franca and Valerio live on the property and take care of it. They were absolutely lovely people. Very warm and welcoming and willing to help us with anything we needed. It was nice having them on site for things that might come up as well. Neither of them speaks English, but we got by quite well with them using our broken Italian. :)

Lastly, the villa is only a 10 minute walk to the main squares in Cortona, where you can see all the sites, get groceries, eat at the many incredible restaurants (truly a lot of great restaurants in Cortona), and shop at some great places as well. Being so close to the city center and yet still very much having that "in the countryside" feel is something that truly sets this villa apart from nearly every other we looked at, and we researched hundreds upon hundreds. It's extremely hard to find this caliber of villa just on the outskirts of such an amazing hill town.


All in all, our stay at Santa Maria was a magical experience we will always remember, and we would very much love to repeat. A huge thanks to Sylvia and Francesco for sharing their wonderful home with us and for being such fantastic hosts. Grazie mille e alla prossima! :)

We had an absolutely fabulous time! The villa is a magical place and breathtakingly beautiful - both the views, the property and the layout and décor of the inside. Sylvia & Francesco are brilliant hosts and made us feel so welcome - the two meals that Francesco cooked for us were both absolutely delicious and everyone enjoyed every single bite of food that he put in front of us!! We loved every minute of our stay and will be recommending it to everyone we know! Also, thank you to you too for answering all my questions and getting back to me promptly with information I inquired about. I am quite sure that we will be doing this trip again in the near future as all of us wanted to turn around and go back as soon as we left the place!!
We really had an excellent time!
