Villa Poggio is a fabulous villa set in a unique setting. The villa has been fully restored and offers spacious accommodation for a large family group. Villa Poggio sits on the crest of a little hill overlooking the sweeping countryside. It is a truly stunning, unique location that took the present owners years to find. The villa has been rebuilt by local tradesmen and has stylish interiors. It is well furnished and has breathtaking views over the surrounding unspoilt countryside.
Villa Poggio is a perfect for exploring the local town of Montaione (10km), and is within easy reach of Certaldo (20 kms), San Gimignano (19 kms) Volterra (21 kms) and Pisa airport is just over 1 hour (62kms) or if you prefer, just sit back and enjoy the amazing views!

Villa Poggio is a spacious house, which is perfect for a family group. The farmhouse has been restored using traditional materials and there are terracotta floors and beamed ceilings throughout. It has been furnished using top quality fixtures and fittings and is very stylish. It has been restored to provide many modern conveniences. It is just a short drive to the local village where there are 2 restaurants and a grocer’s shop. Montaione, a larger town is just 10kms and has a variety of shops and a small weekly market on a Friday.

SLEEPS 12

GROUND FLOOR

The entrance is into a large hall with an impressive modern staircase to the first floor. There is a corner with a desk and computer for guests to connect to internet or guests can also connect using their own laptops using the WI FI connection. There is one double bedroom on the ground floor with an en suite bathroom with shower. 3 doors lead onto the garden.
There is also an additional guest bathroom with shower and washing machine.

There is a very spacious, well equipped Tuscan kitchen with a central island, large American fridge with ice maker, large oven and 5 ring gas hob, microwave, stone sink and also a traditional wood oven. There is a very large glass door that leads onto the rear terrace with great views over the garden, pool and surrounding countryside.
There are stairs down into the garden. Adjacent to the kitchen is a large dining room for up to 12 guests and doors onto the terrace with panoramic views. Also on the ground floor is a lounge with large inglenook fireplace, which has 2 doors that open onto the garden. There is a flat screen TV, CD player with radio, DVD player.

FIRST FLOOR

There are 5 bedrooms and 5 en suite bathrooms on the first floor as well as a pretty covered loggia, which overlooks the front garden and cypress tree lined driveway.
There is 1 twin bedroom (can be made a double) with 2 windows to the front of the villa with an en suite bathroom with shower. There is a pretty four poster bedroom with en suite bathroom with shower. The master bedroom also has a four poster bed and 2 wardrobes and has an en suite bathroom with roll top bathtub. There is a third four poster bedroom with an en suite bathroom with shower. The fifth bedroom is a double with en suite bathroom with shower. All showers are large walk in type.

DOVECOT

Villa Poggio has an additional room up a set of stairs from the landing, which is the original dovecot and now  offers a spacious room with arched windows on all sides and amazing, panoramic views. It is a unique vantage point to view and enjoy the spectacular 360 degree views.

GARDEN

There is a large garden all around the villa. The garden is gated and is fenced all round the perimeter. A large pool (12 x 12 mt) is located at the rear of the villa and is equipped with double size loungers with a canopy. There are several covered pergolas at the pool side and around the garden for shade.  There is a kid's tree house situated close to the house with a swing and slide. There is an outdoor shower and a large covered pergola with a circular marble table and chairs for dining “al fresco”. The 360 degreee views here over classic Tuscan countryside and unpoilt landscapes are truly breathtaking. Drink in the views whilst relaxing at sunset with a glass of top class Tuscan wine & local cheese. What better way to unwind.
