Villa Icon is a perfect base, for exploring the local area of Argentario. It is very close to Capalbio (10 mins). The pretty towns of Porto Ercole (27km) and Porto Santo Stefano (32km) are within easy reach. There is a WWF nature reserve locally and a luxury golf resort at 27km. Local restaurants are at 2.8km & 4km and the beach is just a short drive.

The Villa is features architectural elements based on local traditions, such as the arched windows, the wooden beamed ceilings, the white-washed oak flooring. GROUND FLOOR

The central body of the house is made up of a large living room on two levels, centrally dominated by a large 360° fireplace. The dining room has a table, which seats 12 and a pool table. On the same level there is a large kitchen, with a fireplace, a grill, 5 burner hob, an oven, a dishwasher, a large fridge and a table, which can seat 14. The kitchen opens out onto a comfortable outdoor space, equipped with a large BBQ, comfortable chairs and an outdoor table, which seats 12 - 24, where you can enjoy breakfast, lunch, dinner, whilst enjoying the wonderful panoramic views. The centre of the garden is dominated by a stylish mirror infinity pool, which blends in perfectly into the natural environment. On the nearby lawn there is a large awning where you can relax in the shade.
On the ground floor, one side of the living room opens onto a superb shady patio, dominated by a cork oak. You can hear the pleasant sound of water flowing in a traditional fountain. On the opposite side, the French windows open onto a garden with cork oaks, cypresses, holm oaks, olive trees and large plant racks with bushes and perfumed essences.
In the lower part, the living room overlooks a comfortable outdoor area which faces the lawn and the external infinity pool. On the same floor, down two steps, is the master bedroom with a private bathroom with bathtub and shower and there is an adjoining porch where you can rest on hot summer afternoons. Next to it is a Master double/twin  bedroom  with an en suite bathroom with large shower. This bedroom also has access to the patio.

The first floor is a spacious living room with a large flat screen TV with a DVD player and Sky TV. There is a double bedroom with private bathroom with bathtub and shower above the bath. This room has access to a large terrace overlooking the garden with a table and chairs and loungers. There are two double/ twin bedrooms that share a bathroom with shower. All ceilings are made of wood and white-washed chestnut beams and all floors on this level have oak floorboards.

Also on this level there is a 40 sq mt gym with dedicated bathroom, fully equipped with Tecnogym machine, cycle, treadmill, bench,a 52” flat screen for tutorials, DVD player and a large choice of DVD’s  for yoga and pilates as well as a massage corner.

1 bedroom apartment for 2 people - available on request. Suitable for a nanny or staff travelling with the main group. Not to be conisdered a main guest bedroom and no maid service suppllied.

OUTDOORS

The villa is set in 6 hectares of private grounds and flows between garden and olive grove and has age old cork oaks., cypress trees, fruit trees and other native trees. Enjoy the pleasure of swimming outdoors, surrounded by nature and enjoy the wonderful panoramic views. The area is equipped with designer loungers, and a large awning. The pool’s filtration system is chemical free (no chlorine). There is an outdoor kichenette and pool side gazebo. There is a vegetable garden (in season) for guest to enjoy. The villa has wonderful panoramic views over the rolling Tuscan countryside towards the coast..
